If you are looking into buying a home for the first time you probably are a little bit nervous, and don't know where to start. No worries; we have your back!

The first step in acquiring a home is to talk to a loan officer. Now you might be thinking but what kind of loan should I get, or who should I talk to? Use a Realtor or DIY?:

Selling or purchasing a home DIY might seem like a great idea that will save you money, until you really look into. The short reason for using a realtor? It will save you money! The average seller makes 8% more on a sell using a realtor than if they do 'for sale by owner'. A  seller's agent makes a 6% commission on the sale of a home, so even after paying the realtor you stand to make an extra 2% on your sale using a realtor vs. doing it yourself.

Here's the best part if you are looking to buy real-estate and decide to use a real estate agent  most of the time you don't have to pay the realtor! Again for the people in the back ;) YOU DON'T HAVE TO PAY THE REALTOR. If you are using an agent to buy a home generally the realtor gets his or her pay from the seller's real estate agent.

​ This isn't a hard and fast rule but is the case most of the time.  Him or her takes their 6% commission and splits that with the buying agent. On top of that you actually save money using an agent to buy a home as well!



Look at it this way your real estate agent is your advocate. They have spent hours on hours studying about real-estate. The trends of the market, real estate laws, contracts, the ins and outs. Their job is to be on your side and guide you through.

Without a realtor the contracts and  legal mumbo jumbo falls to you.. good luck figuring that one out on closing day without pulling out your hair! Do Realtors Work with Commercial Properties or Just Residential?:

They absolutely work with commercial properties but you want to have an agent who specializes in that area. Because commercial real-estate has different laws and contracts than that of residential real estate properties, having a realtor that really knows their stuff is very important.  We do work with commercial properties as well as new construction and realtors are fantastic for helping you find houses to invest in. Flipping or renting out your investment properties becomes a whole lot easier when you have a fantastic realtor on your side! The agent on the other end will get you instant access to the MLS where you may browse houses, apartments, land, and condos available in your area as well as pricing, pictures, videos, etc. but more than that they will personally guide you through the houses and real estate properties that meet your specific criteria.
